Ashwinder R. Singh - Biography

Ashwinder R. Singh is a prominent figure known for his dynamic career, which spans senior leadership roles in the demanding banking sector to transformative work within the Indian real estate and PropTech sectors.

His professional journey is characterised by a strategic ability to merge rigorous financial discipline with customer-centric innovation, driven by a philosophy of ethical leadership and long-term community impact.

Early Life, Background, and Career in Banking

Born into a family with a strong legacy, his father was Colonel Sirindar Raj Singh, a distinguished officer who served as a legendary hero in the 1971 Bangladesh war and supervised the surrender of arms. Singh pursued higher education, earning a B.Com from Panjab University (1992-1995) before completing his PGDBM in Finance and Marketing at Fore School of Management (1995-1997).

He established his early career in banking, holding senior positions at prestigious institutions like Citibank, Deutsche Bank, and ICICI. In these roles, he was responsible for overseeing vital segments such as home loans, construction finance, and client portfolio management.

A key experience during this time was his role as part of the founding team that established Fullerton Singapore's wealth management business in India. This exertion provided him with international exposure, an understanding of strategic expansion into new markets, and a deeply customer-centric approach that would later become a hallmark of his career.

These high-stakes banking roles honed his risk management skills and strategic acumen, setting the foundation for his entrepreneurial ventures.

Transition to Real Estate and Entrepreneurship

Driven by a desire to bring transparency and efficiency to a traditionally fragmented property sector, Singh transitioned into real estate. In 2012, he co-founded IndiaHomes, one of India’s first successful PropTech platforms raising over USD 25 million.

The platform was designed to cover gaps in trust and information within the industry, introducing centralised property listings and tech-enabled advisory services.

Following his entrepreneurial success, Singh took on significant leadership roles at major real estate advisory firms:

  • JLL Residential India: As CEO, he steered the company to numerous accolades, including “Property Consultant of the Year awards”. He was also celebrated as the “Most Enterprising CEO of the Year” by the Asian Confederation of Business.

  • ANAROCK: He served as the first CEO and was vital in shaping the company’s brand and technological framework, contributing to its rapid growth.

  • Bhartiya Urban: In his role as CEO-Residential, he focused on the flagship 150-acre township integrating luxury into urban development through large-scale projects like Nikoo Homes and Leela Residencies.

Ashwinder Singh has been widely recognised for his influence and achievements, including being named the “Real Estate Person of the Year 2025” by Construction Week.

Expanding Horizons and Current Leadership

Mr. Singh's career demonstrates a continuous drive for growth and innovation. At Bajaj Housing Finance, he was instrumental in founding the B2B home loan vertical, smoothly integrating capital markets with project execution.

He was appointed as the Vice Chairman and CEO of BCD Group in August 2024. In this role, he is leading a transformative period for the company, focusing on accelerated growth, digital transformation (using AI and data analytics), and the integration of sustainability.

New initiatives under his guidance include the launch of luxury brands like BCD Royale and the development of BCD City, a 70-acre integrated township in Bengaluru.

In 2024, BCD Group expanded its residential footprint in Bengaluru by taking on a major 1.5 million sq. ft. project in partnership with Ramsons Trendsquares. Valued at ₹660 crores and spread across 6.5 acres, this mixed-use development marks the beginning of their collaboration and highlights BCD Group’s growing role in shaping large urban communities.

This phase uses the company's construction legacy of delivering over 150 million sq. ft., including national landmarks, such as the Supreme Court of India.

Policy Involvement, Authorship, and Philosophy

Beyond corporate leadership, Singh is a thought leader and mentor. He actively engages with policy and industry bodies, serving as Chairman of the CII's Real Estate Committee, which has helped bring housing and residential real estate discussions to a national policy level.

Mr. Singh has been invited to the CII’s moderate cabinet-level panels with figures such as Shri Nitin Gadkari and Shri Hardeep Singh Puri. He also holds advisory roles with organisations such as NAR-India and the Board of Advisors for the RICS School of Built Environment, Amity University.

His insights are shared widely through his 3-time bestselling books, which are part of the "Master Real Estate Trilogy" and include titles such as The A to Z of Residential Real Estate and Master Residential Real Estate, a bestseller featured on Shark Tank India. He is also a frequent keynote speaker at 100+ industry forums, where he shares perspectives on homebuyer behaviour, market reforms, PropTech, and the future of Indian real estate.

With thought leadership, he publishes his real estate newsletter, Open House. These publications provide practical guidance for professionals and homebuyers, promoting an educated real estate community. He also mentors startup founders in PropTech and FinTech through platforms like IIT Bombay and India Accelerator.

Singh's professional life is guided by a philosophy of "conscious entrepreneurship," emphasising trust, dignity, and building communities that last. He prioritises long-term impact over short-term financial gain, integrating sustainable practises like green building designs, rainwater harvesting, and solar energy into his projects.

Ashwinder Singh’s work demonstrates that business success can be measured not just by financial outcomes but by lasting societal contributions and ethical leadership.
