Practical real estate investment tips for smart financial planning.

He said something that completely reframed how I think about asset classes: "Calculate the returns on the property your grandfather bought 50 years ago. That's real estate's true horizon"

He also shared why the 2021-2025 boom happened: Startup IPOs created millionaires who parked money in real estate (only way to save ESOP tax)
Equity market profits got rebalanced into hard assets Tier-2 cities like Goa, Chandigarh, Indore exploded
His advice for real estate investment:
– Minimum 10-year horizon if it's not your first home
– Expect 5% CAGR on average, with 2 major spikes giving you 25-50% returns
– Focus on behavior trends, not price predictions
– When markets go crazy (like the last 4 years), prepare for normalization
